Thanks for checking back for the seventh and final step on how to convert self storage leads into rentals.  Last week we talked about the sixth step to converting these leads into rentals which was Follow Ups.

For the final step, we are going to talk about Motivation & Morale. The best way to build a great company is to motivate your employees to be great themselves.  When people aren’t motivated, they become less productive, less creative, less of an asset to your company.  There are many ways in which you can motivate your employees.  With our reservation center, we do many contests.  Contests should tie in to your goals.  The rewards don’t always have to be big and flashy.  A couple examples would be movie tickets, dinner for two, or a free lunch.  Contests create competition between employees, which generates more storage unit rentals.

Raising morale in the work environment is important.  The happier your employees are, the better chance of them performing.  In our reservation center, Brian Bremer does a great job of keeping morale up.  In November, the Nebraska football team took on Texas in the Big 12 championship game.  Brian, being a big Nebraska fan had a made a friendly wager with an employee.  If Nebraska lost, he would have to wear a Texas shirt all day.  If Texas lost, the employee would have to wear a Nebraska shirt. Despite the outcome of the game, that week was the best week for storage reservations all month.
